Minimum Requirements:
- High School Diploma and six (6) years of experience in building maintenance to include three (3) years of experience supervising or managing staff, or
- An equivalent combination of education, training, and experience is acceptable (education may not be substituted for supervisory or management experience).
Prior experience working with employees covered by a Collective Bargaining Agreements is a plus.

Position Summary:
Under the supervision of the Deputy Director of Facilities Management, the Building Custodial Manager supervises the day-to-day custodial services at assigned County properties including the Downtown Courthouse Complex, County Office Building, Medical Examiner’s Office, North Park Police and Fire Academy, and the Health Department. The Building Manager supervises the work of custodial staff to ensure a clean and safe environment for County residents and employees and to ensure compliance with applicable county policies, standards, and codes. This position ensures that all custodial policies, procedures, and standards are consistently applied at all locations. This position also coordinates immediate custodial services and responds to issues or events affecting operations.
Overview:
Duties:
- Supervises, evaluates, and trains the Custodial Staff which includes Building Foreman, Custodial Workers, and Utility Workers.
- Identifies employees’ experiences and skills to plan, schedule, assign, and perform custodial duties.
- Meets with staff at the beginning and end of their assigned shift.
- Conducts training and custodial inspections as necessary.
- Works with Department leadership to coordinate essential support at special events, banquets, departmental moves, or changes, and/or other applicable events that affects custodial staffing.
- Participates in identifying, recommending, and implementing opportunities for improved custodial services.
- Requisitions services, supplies, equipment, and materials to ensure efficient operations.
- Maintains equipment and supply inventory and orders supplies as needed.
- Utilizes the work order management system for data recording, communication, and for tracking service requests.
- Ensures that services are completed in an appropriate timely manner and closed or referred according to department procedures.
- Responds to phone calls relating to Custodial issues.
- Performs other related duties as assigned.
Knowledge, Skills, and Abilities
Knowledge of:
- Standard custodial maintenance practices, procedures, and techniques.
- Applicable laws, rules, regulations, codes, and/or statutes related to the use of cleaning agents, environmental/hazardous waste, and waste management.
- Inventory management principles and practices.
- Basic safety procedures, personnel management, and equal employment practices.
- Cleaning procedures, building maintenance, and best practices for the maintenance of the facilities.
Skill in:
- Microsoft Office Suite with proficiency in Word, Outlook, and Excel.
Ability to:
- Supervise, work, and communicate effectively with staff.
- Coordinate and evaluate the work of staff.
- Resolve conflicts in an appropriate and constructive manner.
- Monitor and maintain inventory.
- Manage projects and deadlines.
- Use applicable tools and equipment related to an area of assignment.
- Implement and monitor policies, procedures, and workflow.
- Communicate effectively both orally and in writing.
- Work as a team for consistent delivery of custodial services.
- Lift up to 25 lbs.
